• Pay for space and services used – you usually pay per square foot and not per person. This may work to your advantage if the space is generous, as you could fit an extra employee without changing offices. There are pay-per-use facilities, for example fax and photocopying. These again will vary between centres.
   
• Fixed costs – with the exception of pay-per-use facilities.
   
• Monthly payment – after an initial agreement a deposit is required, then a monthly payment is standard.
   
• These payments are usually inclusive of electricity, water rates, heating and air conditioning, general building maintenance, refurbishment and cleaning as well as a contribution to business rates.
   
• Prices dependent upon services, quality/location of centre and where you are situated within the building.
   
• The longer the contract, the cheaper it should cost.
